A buyer browsing Krisha.kz scrolls through dozens of listings, spending only seconds on each. Dark, crooked phone shots or images with distorted geometry get skipped without the listing even being opened — so the ad is competing for a click before the buyer even reads the price or the floor plan.

Professional photos solve this at the very first step: the listing gets more views, some questions about the layout and condition are already answered by the photos, and the viewings that do happen bring more motivated buyers — people who have already seen the apartment as it really is and are ready to buy. The first photo in the gallery should not be the hallway — it should be the strongest room, a living room or kitchen with good light: this is the shot that decides whether the buyer opens the rest of the gallery. After that, follow the order that matches how people actually view a property: living room, kitchen, bedrooms, bathrooms, balcony, the view from the window.

We separately shoot what actually affects the buying decision: panoramic windows and the view, the kitchen set and appliances if they stay with the apartment, bathroom finishes, storage rooms and walk-in closets. For renovated apartments we add 2–3 detail shots of materials and fittings — this is what justifies a price above the building's average.

Why a phone's wide-angle lens hurts a sale

A phone's ultra-wide lens visually enlarges a room by 20–30% — a small apartment looks spacious in photos, but the buyer sees completely different proportions at the actual viewing. This doesn't speed up the deal, it slows it down: the feeling of being misled at the very first viewing lowers trust in the whole listing, including the honest price.

We shoot at focal lengths that don't distort geometry — what buyers see in the photo is what they'll see at the viewing. Verticals stay straight, and window light is balanced against interior lighting instead of blowing out into flat white patches behind the curtains.

How to shoot a lived-in apartment without moving the family out

Shooting an apartment for sale doesn't require clearing it of belongings or residents. If the apartment is lived-in, we do light on-site styling: clearing personal items and clutter from surfaces, adjusting textiles, setting up light — usually 30–40 minutes before the shoot, with no furniture removed.
